When it comes to moving house, the new year is one of the most popular times to put your house on the market. If you’ve been thinking about moving for a while, now might be the time to make your move. But where do you start?

Taking those first steps

The first steps are always the hardest. Build up momentum quickly by choosing an estate agent who will help you hit the ground running, give you solid, no-nonsense advice and arrange for the widest possible reach for your sale

Make sure your estate agent is an expert in the area where your house is located. What is the likely demand for your house and how much is it worth. Your estate agent should answer those questions.

Getting your house “market ready”

Before exposing your house to the market, take care of those little repair jobs you’ve been meaning to do. You don’t want them to feature in the Home Report as something that’s needing attention. Tidying up and some decoration can go a long way to help avoid this.

The Home Report

All houses going to the market must have a Home Report. Your estate agent will arrange this for you. They will liaise with the valuer, arrange the visit, and review the Home Report with you. Any issues arising from the Home Report can then be discussed.

Marketing your house for sale

Your estate agent will next advertise your house for sale. It is important to make sure you get the best market reach available! There are many property portals available, to ensure you get maximum exposure to attract potential buyers.

Presentation is everything – inside and out!

Before viewers arrive, make sure to present your house in the best possible light – inside and out! If you have a garden, make sure it’s tidy. Declutter rooms as much as possible. And make sure you tidy up before viewers arrive. Your estate agent will guide you on how to make your presentation as attractive as possible.

Managing the bidding process

Your estate agent will deal with all those who have viewed your property and let you know what they say. When there is sufficient interest, they will recommend a closing date and manage the process. They will report to you on the offers received and discuss these with you before sending them off to your solicitor
