• Check for signs of dampness: Be on the lookout for any discolouration, peeling wallpaper or musty damp smells in the property. These may be due to something as simple as a clogged or damaged gutter or down pipe, faulty plumbing or poor ventilation. If these are present then they should be mentioned in the home report. Your solicitor will be able to advise you if they feel that specialist reports are required.
• Central Heating: Ascertain the make, model, age and service history of the boiler as it will prove costly if this has to be replaced. Ensure that the heating system is in working order and check the Energy Performance Certificate to see what improvements have been recommended. Check that all the radiators are working and if they have thermostatic valves, then that is a bonus as the temperature can then be adjusted in individual rooms.
• Doors and windows: Ensure that the windows are double or triple glazed and if not then factor the cost of replacing these into your offer. Check that all windows and doors open and close properly and that there are no obvious draughts getting into the property.
