Q&A with our North Berwick based Property Manager, Tracy French

Meet Tracy French, our Property Manager in North Berwick.

Q:  Can you describe a typical day as Property Manager for Paris Steele?

A typical day as Property Manager will start in the office planning the day ahead, followed by some research into the property I am booked in to visit to carry out a pre-sale market appraisal, always remembering to plan the route!  I am known for having no sense of direction.  During the appointment, I would meet with the owners and chat through the selling process and the current market conditions and have a tour of the property and grounds.  Then back to the office to put together a valuation price for the property and a quote for our services.  The research work involved in comparing property prices is very interesting.  The afternoon will involve preparing properties for marketing such as ordering home reports and photographs, writing the marketing material for sales brochures and bringing everything together before putting them live online.  In the meantime, an offer may have come in for a current property, so negotiations will start with the aim of achieving the best price possible for my clients.  Each day is very varied, adding to the enjoyment of the job.

Q:  Being an ESPC member firm, what are the benefits of this for your clients?

We are able to offer our clients a complete estate agency and conveyancing service from our local branches in North Berwick and Dunbar.  This means that one of our qualified Property Managers and one of our lawyerswill be involved from start to finish, which is great because the solicitor will be on hand to deal with any complex legal issues that arise during the selling process.  We advertise all our properties in the ESPC showroom in Edinburgh. ESPC agents have consistently achieved higher selling prices than non-ESPC firms and are No.1 for property in East central Scotland.

Q: In your opinion, what makes a good property team?

Communication is key and working together as a team with a common goal, knowing the property market and utilising all of our strengths, making sure everyone has an input.

Q: What is your specialism within the team at North Berwick?

My specialism is to carry out pre-sale market appraisals for properties including valuations and quotes for our services, progressing those instructed to the market, monitoring the marketing plan for each property and identifying the right time for a closing date, then negotiating offers ensuring we achieve the best price possible for each client.

Q: What did you do before joining Paris Steele?

I started my career as a Management Trainee in House of Fraser and specialised in Human Resources, eventually focussing on Training and Development, which was very rewarding.  I progressed my career in John Menzies, and then Jenner’s before taking time out to bring up my family for 10 years and within that time I was a Child Minder which was a fantastic way to still work but be at home with my children.  Once it was time to venture back into the working world I started in Paris Steele reception and quickly discovered my love of property. 

Q; What has been the most memorable transaction for you this year?

There have been many memorable properties sold this year but the most memorable of all has to be the garage sold in North Berwick’s town centre which was so popular we had to hold several open viewings to cope with the volume of interest, and once it sold it achieved the highest percentage over the asking price at 237%, which was amazing.

Q: What has been the highlight of this year for you?

The highlight has to be wining the ESPC mystery shopper campaign for Edinburgh and Lothians, that we are involved in every autumn. It’s a lovely boost to be recognised for my role.

Q: And finally, with Christmas just around the corner, do you have any traditions that make Christmas special for you and your family?

We love family traditions in our house at Christmas.  We start with the new PJ’s on Christmas Eve, fire on to toast our marshmallows and of course a Christmas film, usually Elf… We are then well and truly in the festive spirit.
